Do I have to share the report with buyers?

You’re not required to hand over the report itself — but Florida law does require sellers to disclose known material defects. That’s actually the point: known and handled beats discovered and renegotiated. Many sellers share the report proudly, alongside receipts for the repairs it prompted.

Won’t the buyer just inspect it again anyway?

Almost certainly — and that’s fine. Their inspector will find what yours found, which is now either fixed or priced in. What kills deals is the buyer’s inspector finding things the seller didn’t know about.

When should I schedule it?
