4-Point Insurance Inspections in Spring Hill & Hernando County

If your insurance company just asked you for a “4-point,” you’re in the right place. It’s one of the most common calls we get from homeowners in Spring Hill, Brooksville, and across Hernando County — usually right after an insurer says they won’t write or renew a policy without one. The good news: it’s a quick, straightforward inspection, and Jay does them every week.

The four points

What a 4-point inspection covers

A 4-point looks at the four systems insurance companies care about most:

Roof

Age, material, condition, and how many years of life it has left.

Electrical

Panel type and condition, wiring, and any red flags insurers won’t accept — like certain older panels or cloth wiring.

Plumbing

Supply and drain line materials, water heater age, and signs of leaks.

HVAC

The age and working condition of your heating and cooling system.

It is not a full home inspection — it’s a snapshot of those four systems, documented with photos on the standardized form your insurer expects.

Who needs one

When insurers ask for a 4-point

In Florida, a 4-point usually comes up when a home is around 30 years old or more, though every insurer sets its own cutoff. You’ll typically be asked for one when you’re:

  • Buying an older home and setting up a new policy
  • Switching insurance companies
  • Renewing a policy on an aging home

Around here, that describes a lot of houses — much of Spring Hill and Brooksville was built in the ’70s, ’80s, and ’90s, so 4-point requests are just part of owning a home in Hernando County.

Pair it with a wind mitigation inspection

If you’re scheduling a 4-point, it’s worth doing a wind mitigation inspection in the same visit. The 4-point is about qualifying for coverage — the wind mitigation is about lowering what you pay for it. One trip, both forms done.

4-Point Inspection FAQs

How long does a 4-point inspection take?

Usually 30 minutes to an hour on site, depending on the size and age of the home. You’ll have the completed report the same day.

Will my home pass?

A 4-point isn’t pass/fail — it documents the condition of the four systems, and your insurer decides what they’ll accept. If something is likely to be a problem (an outdated electrical panel, a roof at end of life), Jay will walk you through it on site so there are no surprises, and you’ll know exactly what to fix before the insurer sees it.

Is a 4-point the same as a full home inspection?

No. A full home inspection covers the whole house top to bottom; a 4-point only documents the roof, electrical, plumbing, and HVAC for insurance purposes. If you’re buying a home, get the full inspection — the 4-point is included free.

How long is a 4-point good for?

Most insurers accept a 4-point that’s less than a year old, but each company sets its own rules — check with your agent if your inspection is more than a few months old.

Ready to schedule? Most 4-points happen within a couple of days.

Call or text Jay — and have the completed report in your hands the same day as the inspection.
