Dock, Seawall & Pool Inspections on the Nature Coast

On a waterfront home, the most expensive surprises usually aren’t inside the house — they’re at the water line. Most home inspectors stop at the back door. Jay Sampson doesn’t: docks, boat lifts, seawalls, pools, and sprinkler systems are part of his inspection scope, from Hernando Beach canals to the Weeki Wachee and Homosassa rivers.

What Jay inspects at the water line

Added to your full home inspection — one visit, one report, everything documented with photos:

Docks & boat lifts

Decking, pilings, hardware, electrical service to the dock, and the lift itself. A failing dock is a five-figure rebuild — better to know before you close than after.

Seawalls

Cracking, leaning, erosion behind the wall, and failing caps. On canal homes in Hudson and Hernando Beach, the seawall can be a bigger repair bill than the roof.

Pools & equipment

The shell, deck, pumps, filters, and safety features — the parts of a pool home that quietly age until they’re suddenly your problem.

Sprinkler systems

Zones, heads, and controls checked as part of the visit — small system, common repairs, easy negotiating points.

Waterfront extras ride along with your full inspection.

Book a complete home inspection and tell Jay what’s on the property — dock, lift, seawall, pool — so he plans enough time on site. Your 4-point and wind mitigation forms are still included free.

Waterfront wear is his home turf

He’s repaired what he inspects

25+ years in insurance restoration means Jay has seen exactly what water, salt air, and storms do to Florida structures — and what the fixes actually cost.

Local water, local knowledge

Hernando Beach canals, the Weeki Wachee river, Hudson’s Gulf-access ranches, Homosassa’s stilt homes — this is Jay’s regular route, not an occasional trip.

Dock & Seawall Inspection FAQs

Do most home inspectors check the dock and seawall?

No — most standard home inspections stop at the structure and yard. Waterfront components usually require a separate specialist or get skipped entirely. Jay includes them in his scope, which is one less appointment and one less blind spot.

Can you inspect just the dock or seawall, without the house?

Call Jay and ask — 352-293-2165. Scope depends on the property, and he’ll tell you straight what makes sense.

What do you look for on a seawall?

Cracks and movement in the wall itself, failing or separated caps, erosion and sinkholes forming behind the wall, and how the wall is handling the soil and water pressure it lives with. Photos of everything, in plain English.
